These are the terms on which a property (“you”) takes booking requests through Winery Hotels (“we”). They apply from the moment you claim your listing and sit alongside our Terms of Service and Privacy Policy. Where the two disagree about your relationship with us as a property, these terms win.

1. What we do

We list your property, show the rooms, rates, closed dates and tastings you set, and pass you booking requests from guests. We do not take payment from guests and we do not hold their money. The contract for the stay is between you and the guest; you are paid by the guest, on your terms, at your property.

2. What a request is

A request is not a booking. A guest asks for dates and rooms and sees an estimate computed from the rates you set. You answer with the total the guest will pay you. A total within 10% of the estimate confirms the booking at once; a higher total goes back to the guest, who has 48 hours to accept it, after which it lapses. You may decline any request; a quick no is a good answer.

3. Answering in time

A request waits 72 hours for your answer, or until the day before arrival, whichever comes first, and then expires. Expired requests count against your response rate, which affects where your listing appears (see how we rank). A declined request does not.

4. Commission

  • 12% of the accommodation total you confirmed to the guest, for each stay that goes ahead.
  • 18% of the confirmed price of each tasting or tour that goes ahead.
  • Tourist taxes and local levies are not part of the base. The base is the total you confirmed, in your own currency; the commission is calculated and invoiced in that currency.
  • The rate is fixed at the moment you confirm. A later change to your rate — including the end of an introductory rate agreed in writing — never re-prices a booking already confirmed.
  • Nothing is charged for a declined, expired or cancelled request, or for a no-show reported in time.

Where we have agreed an introductory rate or a number of commission-free bookings with you in writing, that agreement applies for the period it states; we tell you 30 days before an introductory rate ends.

5. When a stay counts

A confirmed stay is treated as taken — and becomes payable — 48hours after noon on the checkout date, in your property’s time zone, unless you have told us the guest did not arrive. You can say so from the day of arrival until that moment, from your cabinet or from the reminder email. After that the stay is closed and the commission stands; write to us and we will look at a genuine mistake.

6. Invoices

On the first of each month we prepare an invoice for the stays and tastings that ended in the previous month, line by line, and send it to your booking email. It is due 14days after it is sent. We may pause your listing’s booking form while an invoice is overdue, and close it if the invoice remains unpaid; requests already in flight are completed and remain payable.

7. Guests’ details

We pass you a guest’s name, email and phone so that you can answer and host them. Use them for that stay and for nothing else unless the guest agrees; do not add them to a mailing list on the strength of a request. You are responsible for the guest’s data once it is in your hands, as we are while it is in ours.

8. Reviews

Guests who stay through us are invited to review the stay. You may reply to any review, publicly, in your own voice. You may not offer anything in exchange for a review, ask us to remove one for being negative, or write or commission reviews of your own property. You may report a review that breaks the rules on how reviews work; we read it and decide.

9. Your listing

The rooms, rates, closed dates and tastings you set are shown to guests as you set them, and an estimate is computed from them; keep them true. The descriptive text and photographs are edited by us; ask and we change them. We may decline to publish material that is misleading or that we cannot verify.

10. Leaving

You may stop taking requests at any time by telling us; we switch the booking form off within two working days. We may end the arrangement with 30days’ notice, or at once for unpaid invoices or for conduct that harms guests or the site. In either case, requests already confirmed are completed and remain payable, and nothing already invoiced is written off.

11. Changes

When these terms change we bump the version above and ask you to accept the new text the next time you open your cabinet. Confirmed bookings are governed by the version in force when they were confirmed.
